UPDATED REVIEW 1/15/2025: I've been living at Morada Crossings for almost 3 years now and there's definitely been some ups and downs. I would say that MAJORITY of the time living here has been pleasant but I would say that it's mostly because I am surrounded by great neighbors. After touring a few other apartments, I had a newfound apprecation for this place that I call home. But here's a few things you should consider before moving here:

1. If you decide to move here, I would recommend living on the 3rd floor (if you physically can). You can hear everything your upstairs neighbor is doing and unless you're used to it or not sensitive to noise, then I definitely recommend the 3rd floor!

2. There is a lot of dog feces everywhere in the courtyard area šŸ™ I've seen tons of people not picking up after their dogs which is so lazy but management does send out reminders from time to time about this!

3. The pool gets bombarded with awful & disrespectful teenagers/people during the summer. People will hop the fence and then create huge messes. People throw big parties and don't pick up after themselves. Some people will play loud music and just honestly makes it unpleasant for people like me that are just there to tan and hang out OR even families that bring their little ones. The jacuzzi always ends up looking like a fish tank and gets so dirty from people. With that being said, I feel so bad whenever I see the maintanence guys and team having to clean up after people :/ They do a great job at cleaning things up the next day.

4. On top of your base rent, be prepared to pay additional fees that you cannot opt out of.
- $35 parking spot
- $15 Luxor Lockers
- $30 Valet trash service (I will say this is a great service)
- $40 pet rent
- $25 security fee
- $7 pest control
- $15 rental insurance
Then trash, water & sewage is about another $108 (but varies each month) This is for a 2bd/2bath with two people living there. It goes up if tenants move out (they divide by unit)

5. I wish there was a way to opt out of luxor lockers. I love the idea, however majority of the time my packages always get delivered to my door so that $15 that I pay is a waste.

6. Guest parking is okay if you come home before 6pm... anytime after that, good luck trying to find parking especially on the weekends. Due to there not being enough guest parking, people will park in the EV charging spots and handicap spots.

7. Something new that Morada crossings just rolled out this year is hiring an actual security patrol! Which is great because now we'll have someone to call when the pool gets rowdy! & we were paying $25 security fee with no security so I am optimisic about this.

8. The best thing about this place is their maintenance guys! Every single one of them are truly amazing and get your service requests done very quickly. They are respectful and very nice! Big shoutout to Lasana who is out there always working hard and making sure the grounds are looking good.

9. It is usually pretty quiet here which is great. I've never had to file a noise complaint on anyone! The complex is also very well-lit at night and I do feel comfortable walking my dog alone.

Iā€™ve lived here for 4 months. I like the look of the apartment itā€™s updated and when you have a maintenance issue it is handled in a timely manner. The building I live in is quiet, and clean. But they offer a trash service (valet) and while the idea is nice the valet service drags the trash up and down stairs leaving nasty stains on the stairs and ground. Most of the time you can find little piles of dog poop all over because dog owners are not picking up after their pets. The front gate is constantly stuck open and on several occasions Iā€™ve had someone try and open the door to my apartment. We pay for security, but we donā€™t actually have a security company. From what I was told they have someone monitoring camera's and thatā€™s what we pay for, but Iā€™ve had groceries delivered to the wrong address. I posted this to the apartment page and no one bothered to return them. Iā€™ve been so disappointed. When you sell yourselves as LUXURY Apartments tenants expect a little bit of luxury. At this point Iā€™ll be happy if they give us a safe, clean place to live. I have several months left on my lease and I know they have new front office staff. Iā€™m looking forward to any improvements.

Update to my review: I received a call from Raul the property manager. He did explain that he is working on some of the issue's. While I understand that there is only so much he can do. I appreciate him taking the time to contact me. It shows he cares and hopefully he will make the improvements that will help make this a better place to live. Thank you Raul!

As someone who was looking for a high-end living space, this property exceeded many of my expectations in terms of both amenities and service. I went on a tour last Saturday and I really enjoyed it. Very fond of having a place to workout nearby since I live a pretty busy lifestyle. The one bedroom was more spacious than I previously would have imagined but I donā€™t need too much space as is. My tour was wonderful. Alexandra did a great job explaining all the perks and answering any questions I had. I am definitely considering applying.

I've really enjoyed living at Morada Crossings. The staff is super friendly and always helpful. The complex is kept clean, and any issues I've had have been fixed quickly, which is a huge plus.

They also hold monthly events at the main office, which is a great way to meet other tenants and build a sense of community. Overall, itā€™s a great place to live, and Iā€™d definitely recommend it to anyone looking for a friendly and well-maintained place.

I moved across state to Morada and Ricky specifically was so helpful and communicative. Although I had done it before, it is an incredibly stressful experience to move without having physically toured a space. Having those constant touch points of communication and clarification really helped me move the process along seamlessly. 10/10 would recommend.

I am currently a resident at these apartments and have just renewed my lease for another 12 months. When me and my boyfriend were looking at apartments to move into these were the most decent priced for the square footage and had decent size bedrooms and living space. I would say these apartments are really good but not great in my opinion. We currently have a two bedroom two bath and live with me my boyfriend his daughter and our new 2 month old son.
A few pros:
1. Price per square footage
2. Decent size rooms and closets
3. Inside washer and dryer
4. We made the entry closet into a pantry that really works for our family
5. The apartment environment is very quiet and we rarely see many people just mostly walking there dogs or in common spaces like the pool or gym
6. Guest parking is available
7. On call maintenance
8. For it being dog friendly we donā€™t see much poop or trash on the grounds itā€™s pretty well maintained.
9. Location!

Cons:
1. The biggest complaint is the extra charges for services like valet trash, package unit that Amazon rarely uses and Amazon drivers just leave your packages in the mail area and people steal them all the time so now we have our packages sent to family members homes. Also security which we never see.
2. The gym could be better with more equipment
3. People parking in guest parking spots for days
4. I currently live in the middle of a 3 level apartment building and you can hear the vacuum cleaner from the upstairs apartment or footsteps sometimes. I believe my neighbor has a toddler. But itā€™s apartment living so it comes with the territory but itā€™s not horrible.
5. It seems like thereā€™s sometimes plumbing issues. When we moved in we had a toilet issue and even though they fixed it we were without a toilet for a few days due to plumbing and a few days ago our neighbor upstairs had a plumbing issue as well. Only reason we know is because they knocked on our door to see if we had any leaks from upstairs.

6. And this is just because we are 2 adults and a 9 year old but the refrigerator is small. We enjoy shopping at Costco and itā€™s difficult with the smaller fridge for everything we need and itā€™s a big pet peeve of mine everytime we go grocery shopping and are putting away groceries trying to make space.

Overall, we enjoy living here and even with our growing family we still donā€™t feel like we are on top of each other and havenā€™t had any issues with our neighbors or the front office so Iā€™m excited to stay another year.

Whether itā€™s cleaning the garbage room or power washing the steps, heā€™s consistently going above and beyond. On top of that, heā€™s super friendly and approachable, which makes living here even better. The cleanliness of the property truly reflects his dedication.
