If you value your sanity, avoid Avalon Santa Monica like the plague. From the moment I moved in, my experience was nothing short of a horror story.

First off, let’s talk about the rat problem. I’m not talking about the occasional scurrying noise; I mean full-blown infestations. It felt like I was living in a rodent hostel. I could almost hear them laughing as they ran through the walls and chewed through my belongings. It’s like they’ve hired these rats as unofficial tenants.

And then there are the cockroaches. These critters weren’t just occasional visitors; they were practically my new roommates. I found them in my kitchen, bathroom, and even in my bed. It’s as if Avalon Santa Monica is running a secret cockroach farm.

Management? Don’t even get me started. Their response to these issues was as reliable as a chocolate teapot. Requests for maintenance were met with apathetic shrugs and empty promises. It’s clear that the only thing they’re dedicated to is ignoring your complaints while collecting rent.

On behalf of my boyfriend and I who are both tenants at Avalon Santa Monica on Main Street, I wanted to commend the work of Steve T!

Steve will show up to our apartment for maintenance and support with a smile on his face, even on a Sunday!

Although we have not lived here for long, the maintenance team has been very supportive and always on time for when we schedule any sort of maintenance in our apartment. I think it’s really hard to find an apartment complex that actually cares about its tenants, and Avalon has done a great job at listening to our needs.

My review is specifically for Steve Thornton - but is also on behalf of the entire maintenance team, leasing team, and Avalon complex as a whole. Ever since we moved in, Steve has been one of the primary maintenance personnel to come and help us out. He is timely, kind, efficient, and an overall great guy! Steve is always so happy to assist with anything that we need. In previous apartment buildings, we’ve had to wait days or even weeks to get somebody to come over to help with a simple task or fix issues within our unit. Here at Avalon, Steve will show up day of, even on a Sunday, with a smile on his face! It means a lot to have an apartment that actually cares about its tenants. (I’d also like to thank Monique from the leasing office, who has helped us out immensely throughout our lease - and also helped me find an expensive package of mine that got lost! As soon as I messaged the leasing office, she assisted me immediately. The package wasn’t even inside of the building, and she still somehow managed to search around and find it.) This team goes above and beyond. Thank you to everyone at Avalon!

I've certainly had my fair share of issues since moving into the property, but the maintenance team has been astounding in helping me through them. I'd like to recognize the entire maintenance staff in their timeliness, communication, and professionalism across a range of requests and problems. I contacted Avalon Managment via website and reported homeless sleep at the front of their property 201 Bicknell Avenue in the city of Santa Monica and no action was taking or reply to my concerns, yet city of Venice is taking firmed action towards homeless issue. Hope this would provoke the issue and reach out to their management.

DO NOT MOVE HERE - wish i could give it a zero. The property management is the worst Ive ever dealt with. My upstairs neighbors partied every weekend keeping me awake until 4am weekly. Loud music and screaming on the balcony. I told management multiple times and they never addressed it. I had to go speak to the neighbors myself and they said they hadn’t heard from the property. The worst thing that happened was a homeless couple had sex immediately outside my front door, and the woman expressed that it was not consensual, so we called the police. We were all interviewed by police. The property did not care and didn’t do anything. I decided to move because of all of these issues, and now they are charging me 1.6k for “damages” even though I had the place professionally cleaned and I painted myself before leaving. They scam their tenants. Do yourself a favor and LOOK ELSEWHERE!!!!!!

We recently moved from the East Coast to Avalon Santa Monica and have had a fantastic experience. Andrew was very supportive as we navigated the moved from the East coast, answering questions promptly and thoughtfully, which was particularly reassuring since we had not seen the property ourselves prior to signing the lease and were moving with a toddler in tow!
We were very happy when we arrived but another apartment within the complex became available shortly after we moved and Andrew was able to help us easily transfer our lease to the other apartment and we were able to get the keys within a couple of days.
Edgar and Anthony from the maintenance team have been great as well, responding promptly to a couple of small requests and very friendly.
This is the third Avalon property we have rented from and we highly recommend it. Avalon Santa Monica on Main is nice, clean, and safe. Andrew and the team are so friendly and helpful. The location is fantastic with the beach only 2 streets away and close to many shops and restaurants. For families with young kids, there are many parks nearby and we found a lovely preschool.
